Nairobi’s rental market moves quickly, especially in popular areas like Kilimani, Kileleshwa and Westlands. A little preparation helps you secure the right home without overpaying or running into surprises after you move in.
1. Set a realistic budget
Besides rent, budget for a deposit (often one to two months’ rent), the first month’s rent, moving costs, and monthly bills such as electricity, water, internet and any service charge not included in the rent.
2. Choose the area before the apartment
Think about your daily commute, schools, and access to shops and hospitals. Kilimani and Kileleshwa suit people working in Upperhill and the CBD, while Westlands is close to many offices, malls and restaurants.
3. Inspect carefully at the viewing
- Check water pressure and ask whether the building has a borehole or storage tanks.
- Ask about backup power for lifts, security lights and water pumps.
- Look at security: gate control, CCTV and guards.
- Test sockets, taps, windows and doors, and note any damage.
4. Read the tenancy agreement
Confirm the rent, deposit, notice period, who pays for repairs, and the conditions for refunding your deposit. Ask for anything agreed verbally to be written into the agreement.
5. Record the condition at move-in
Take dated photos of every room on the day you get the keys, and share them with the landlord or agent. This protects your deposit when you move out.
